We start with a competitive rental price analysis which combines market data with our professional knowledge of current market conditions to give you the most accurate rental price possible. This will get the home rented fast and for the most that the market will bear.
Professional Photos
If your property doesn’t stand out online, potential tenants won’t be motivated to view it in person. We provide professional photos and video tours, and from our experience, properties with high-quality visuals rent much faster.

How We Screen Your Rental Applicants
We strive to get your investment rented quickly, but feel it is important to get the RIGHT tenant versus the FAST tenant! Spending time up front and finding the BEST tenant for your rental creates a good experience all around, versus one that is stressful and frustrating.
Oftentimes people think they just need to do a quick credit check and verify employment but there’s more to it than that. Our high quality tenant screening process digs deeper. We gather extensive information on the following:

- Debt to income ratios
- Criminal history check
- Employment verification
- Eviction history check
- Previous landlord calls
Our screening process is not just based on a credit score only – we take a comprehensive look at the overall applicant. This process has proven to be extremely successful.


Collecting Rent For Your Investment
Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical!
If a tenant has gone beyond the grace period of the lease we provide them with a late rent notice, where we assess the appropriate late fee along with the normal rent amount. Worse case, if we have a tenant that does stop paying rent, we will coordinate the eviction process and re-renting the property quickly.
We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7 along with mailing their rent, or dropping rent off at our office which has a secure dropbox available 24/7.
Rent is due on the first, and there is a 4-day grace period. Late fees are assessed on the fifth of each month. If the tenant has failed to pay by the 8th of the month, we will then proceed with a 10-day pay notice.
Maintenance and Property Inspections
We know that a well-maintained home results in quicker rentals, lower turnovers, and in general, happier tenants! We offer our residents a secure portal to submit all maintenance issues, which can be accessed online with a simple click. We have a small in-house maintenance department (3T’s) along with our trusted vendors. All vendors we use are fully vetted, trustworthy and very quick to respond. We coordinate and communicate with the tenants, with you, and vendors for our maintenance scenarios. Protecting and maintaining your home and your investment is a top priority for us.
Vendor bills and receipts are emailed monthly with Owner Statements and are also available through our online Owner Portal.
